Working with our Savannah, GA-based client, our team was able to offer local expertise on the permitting process in Charleston and support our client through contractor procurement. Early on, we identified several risks and scope gaps that jeopardized the project. We collaborated with the design consultants and contractor team to mitigate them.
Significant Environmental Work
The property was previously used by a manufacturer of Ferrochromium alloys, which are used in stainless steel production. The residue of this work means surrounding soil, groundwater, and surface water had elevated levels of heavy metals.
To remove this presence, extensive environmental work took place, including removing the top 24 inches of creek channel sediments. Geotextile and sand capping were also used to reduce contamination concentrations.
We worked on behalf of our client to ensure the construction team managed the environmental handling process as required.
Keeping the Work on Track
In the early stages, our client requested a design change to meet market needs that increased the project’s footprint by 35,000 SF. Everyone on our team had to work together to coordinate the changes and assess costs, updating the budget and ensuring the project timeline stayed on track.
