As one of Charleston’s most iconic landmarks, The People’s Building is a historic seven-story structure located at 18 Broad Street in the heart of downtown Charleston. Completed in 1911, it holds the distinction of being Charleston’s first “skyscraper,” a bold and controversial architectural statement that signaled the city’s embrace of modern progress.
When President William Howard Taft viewed the city from the top of the People’s Building, he is quoted as saying, “I don’t believe that it did ruin the skyline, but if it did, the view from up here makes it worth it.”
An Icon of Modern Architecture in Charleston
The building was commissioned by The People’s Bank of South Carolina and designed in the Beaux-Arts style, featuring granite and limestone cladding, ornamental detailing, and an elegant façade that contrasts yet complements the surrounding low-rise historic district. Despite its modest height by today’s standards, The People’s Building still offers one of the most sweeping views of the Charleston harbor and peninsula, making its rooftop a coveted vantage point.
Preserving History While Serving Modern Needs
Our team supported the preparation of construction documents and ongoing material testing. The building is occupied by tenants, including the penthouse suite, which was sold for $12 million, making it one of the most expensive homes in Charleston, SC. The property is situated in the heart of downtown with heavy foot traffic.
The density of the area and the building’s occupancy make it challenging to conduct material testing. In later stages, we supported structural/facade remediation in phases to minimize disruption to owners and the surrounding neighborhood.
We also coordinated closely with the Charleston Historical Association and procured materials that replicate the historic finishes.
