Addressing Environmental Challenges
Magnolia Landing presents a complex environmental challenge. Site work is subject to stringent regulations, including Environmental Protection Agency (EPA) oversight. The conditions make building challenging, requiring extensive analysis of global stability failures. To overcome this, the team designed and managed the installation of a Deep Soil Mixing Zone (DSM) to provide stability.
Successful Permit Acquisition
A milestone win for Magnolia Landing was obtaining the necessary permitting approval that resulted in the receipt of a Conditional Letter of Map Revision (COMR), which was obtained through the Federal Emergency Management Agency (FEMA). This meant the development met the City of Charleston’s flood resiliency goals and low-elevation areas could be reclassified for future development.
Once construction wraps, the project expects to receive a Letter of Map Revision.
