Situated in the master-planned community of Nexton in the Charleston metro area, One Nexton featured a master plan that included 350 apartments, over 88,000 square feet of retail, a loop road, and a pond. 

Leveraging Our Local Insights

Our client hired us to manage the project and leaned on our local expertise to guide them. We went on weekly site visits and were available when needed to address concerns or questions. And we managed the contractor for the early site package, which included mass grading and installing the primary stormwater system. 

Overcoming Permitting Challenges 

One Nexton faced some setbacks due to permitting, and we worked with our client to manage the process and make sure everything was taken care of. We also handled the design guidelines established by the Nexton Design Review Committee. 

Once building began, we facilitated coordination between various development groups and the master developer to ensure everyone was on the same page. 

That’s a Wrap 

The final certificate of occupancy was issued in late March 2025, meaning One Nexton is open for leasing and ready to start generating a return for our client.
